We think your theory makes sense, our only big concern is that we will give up our 4.8% fixed rate mortgage on our existing house.  We&#039;re now looking at 6.25 or more, but at least we have $500k of equity to roll into a new place (we were lucky to buy before the market really went crazy--back in &#039;97)]]></description>

					<description><![CDATA[This is exactly the situation we&#039;re in in DC right now, only we didn&#039;t buy in 2001.  :(  We really would like to sell now because we live in a 2bdrm and have a 2nd child on the way next spring.  &lt;br/&gt;&lt;br/&gt;While we won&#039;t profit as much from the sale of our 1st home, the housing prices are coming down and there are some bargains to be had, even in the $600k range.  We will still have to do some kind of non-20% down mortgage though, but I&#039;m hoping to get a fixed rate one, at least for the first mortgage anyway.&lt;br/&gt;&lt;br/&gt;At least we might beat the rising rates.]]></description>
